Short answer: Yes. Many families in Arizona buy homes using an ITIN (Individual Taxpayer Identification Number) instead of a Social Security number, through lenders that offer ITIN mortgage programs. Expect a bigger down payment than with FHA. Arizona lender Price Mortgage says 15% to 25% down is a common range for non-QM ITIN loans. You'll also need solid tax and income records. Once you know your budget, you can start browsing in my Avondale home search.
Hi, I'm Rosie Armenta. My daughter Mariela and I work with a lot of hardworking West Valley families who pay taxes every year with an ITIN and assume homeownership isn't for them. It often is! Here's what I want you to know in 2026, explained simply. We're happy to walk you through it in English or Spanish.
What is an ITIN, and can it really be used for a mortgage?
According to the IRS, an ITIN is a 9-digit number issued to people who need a U.S. taxpayer ID for federal tax purposes but aren't eligible for a Social Security number. You can apply for one regardless of immigration status. The IRS is also clear about what an ITIN does not do: it doesn't give you immigration status or permission to work.
Mortgages aren't a government benefit, though. They're loans from private lenders. Some lenders build programs specifically for borrowers who file taxes with an ITIN. These are usually non-QM ("non-qualified mortgage") loans, so the rules vary from lender to lender.
How much down payment do I need for an ITIN loan?
Usually more than an FHA loan. Here's what two lenders say on their websites today:
- Price Mortgage (Gilbert, AZ): a common range for non-QM ITIN loans is 15% to 25% down, depending on credit, property type, occupancy, and reserves.
- Texana Bank Mortgage (nationwide): 15–25% down. Gift funds from family may be allowed, and seller concessions may go toward closing costs. Texana estimates total closing costs at 2–5% of the loan amount.
Here's what that looks like on a typical north Avondale home. Redfin reports a median sale price of $419,877 in ZIP 85392 (three months ending September 2026):
| Down payment | On a $419,877 home |
|---|---|
| 15% | about $62,980 |
| 20% | about $83,975 |
| 25% | about $104,970 |
Down payment math is mine, based on Redfin's median. Closing costs come on top of the down payment.
That's a big number. But it also means a smaller loan and, usually, a more comfortable monthly payment. And plenty of homes in the West Valley sell for less than the median. My guide to how much down payment you really need in Arizona covers more ways to plan for it.
What documents do ITIN lenders ask for?
Every lender is a little different, but expect something like this (based on Price Mortgage's and Texana Bank's published requirements):
- Your ITIN letter from the IRS, and your ITIN must be current, not expired
- About 2 years of U.S. tax returns filed with your ITIN
- Proof of income: pay stubs, an employer letter, or 12–24 months of bank statements if you're self-employed
- Government-issued photo ID, such as a passport or consular ID
- Bank statements showing your down payment and reserves
- Credit history: a credit score (Texana looks for 620+ when you have traditional credit) or alternative credit, like 12 months of on-time rent, utility, and phone payments
Most ITIN programs are for a primary residence you'll live in.
Do I need a credit score to get an ITIN loan?
Not always. Many ITIN programs accept alternative credit if you don't have a traditional score. That means records showing you pay your rent, utilities, cell phone, or insurance on time. If you do have credit cards or loans, a stronger score can mean better terms. My post on whether your credit score affects buying a home in Arizona explains why.
Can I use down payment assistance with an ITIN?
It depends. Price Mortgage notes that many down payment assistance programs have their own citizenship, residency, income, and loan-type rules, so the assistance and the loan need to be reviewed together. Don't count on assistance funds until a loan officer has confirmed both programs work for you.
How do I get ready to buy with an ITIN?
- File your taxes every year with your ITIN, and keep copies.
- Keep your ITIN current. Renew it if it has expired.
- Save, and keep a clear paper trail. Lenders want to see where your down payment came from. Price Mortgage advises against making large unexplained deposits or opening several new accounts right before you apply.
- Talk to a licensed loan officer who does ITIN loans before you start touring homes. Compare more than one lender, since terms vary. Be careful with anyone who "guarantees" approval. As Price Mortgage puts it, no loan officer can promise approval before reviewing your complete file.
- Find your agent. Mariela and I help with the buyer-broker agreement, the offer, inspections, and escrow. Read the new buyer-broker agreement explained and our step-by-step guide to buying a home in Arizona.
Good to know: Texana Bank notes that if you get a Social Security number later, you may be able to refinance into a conventional or FHA loan.
